Our standard

Evidence before commitment.

A disciplined standard of practice that keeps the property, evidence source, responsible professional and unanswered questions visible.

Our Standard

Seven things we check before we will represent a property.

  1. 01

    Title Document Review

We instruct an independent property lawyer to examine the Certificate of Occupancy or deed. The opinion is the lawyer's, issued to you directly.

  2. 02

    Ownership Confirmation

A registry search is carried out through that lawyer to confirm the seller is the registered owner and the title is unencumbered.

  3. 03

    Physical Site Inspection

Our Abuja partner walks the property on camera, timestamped, so you see what exists rather than what was photographed.

  4. 04

    Neighbourhood Due Diligence

Our partner checks access roads, drainage, security, service charges, and any known disputes on adjoining land.

  5. 05

    Comparable Sales Review

We gather recent comparable sales in the same district so you can judge whether the asking price is defensible. This is market context, not a formal valuation.

  6. 06

    Seller & Developer Background Check

Track record, completed projects, and any litigation history we can identify.

  7. 07

    Legal & Payment Arrangements

Contract review by your lawyer, and payment routed through a solicitor's client account rather than direct to a seller.
